Your lawyer reads the contract.
Nobody reads the build.
A lawyer can confirm your contract is legally sound. What they can't confirm is whether the numbers, drawings and scope will hold up on site.
What your lawyer checks
Is the contract legally sound?
Are your rights and remedies protected?
Are the terms and conditions fair?
Does it comply with the Domestic Building Contracts Act?
What we check
Are the provisional sums realistic?
We test allowances against real site and market conditions.
What's excluded that you'll pay for later?
The gaps between the quote and what the build actually needs.
Do the drawings, spec and contract match?
Every mismatch is a variation waiting to happen on site.
Can it be built on this site, for this price?
Access, soil and sequencing, checked through a builder's eyes.
You need both. We work alongside your lawyer, not instead of them.
Book a Clarity SessionFAQs
It depends on where you are in your project.
If you're looking at a site, start with the Site & Project Due Diligence Check.
If you have a design underway, the Cost Picture or Documentation Review will help.
If you have a contract in front of you, book a Contract Review or the full Bundle.
If you're unsure, a Clarity Session is the best first step, and we'll tell you exactly what you need, or whether you need us at all.
1
Which service is right for me?
No. We don't replace a quantity surveyor or a lawyer.
While both services are essential, ours provides a practical, experienced approach to matching all documentation, including QS and legal reviews, to ensure your contract, scope, inclusions and exclusions hold no hidden surprises.
Is this the same as a quantity surveyor's estimate or a legal review?
2
What do I need to provide?
3
Whatever you have at your stage: a property listing or site address, drawings and specifications, a builder's quote, or the draft contract.
The more complete the information, the more specific our review can be. We'll let you know if anything important is missing.
What will I receive, and how long does it take?
4
You'll receive a written summary report setting out what we found, what it could cost you, and what to raise with your builder or designer.
Most reviews are completed within 5 business days of receiving your documents.
When is the best time to get a review?
5
Before you commit.
Once you've bought the site, approved the drawings or signed the contract, most of your options are gone. The earlier we look, the more we can help you change, and the less it costs to fix.
